Hastings Ranch Houses Are 75 Years Old. Here’s What Wears Out First.

Illustrated diagram of a 1950s Hastings Ranch house in Pasadena with five numbered checks: supply pipe, GFCI outlets, vents and gutters, attic insulation, then windows and finishes

Most of the houses in Hastings Ranch were drawn by one architect, built by one builder, and finished within a couple of years of each other. Edward H. Fickett designed the tracts for Coronet Homes: roughly 600 houses in Lower Hastings and 480 in Middle Hastings in 1950, then about 800 in Upper Hastings in 1951. That shared birthday is the most useful thing to know about owning one. When something wears out in one house on Riviera Drive or Mayfair Drive, it is usually wearing out on the rest of the block too.

Here is what that means in practice, roughly in the order we would look at a Hastings Ranch house, and where we think owners spend money in the wrong order.

The supply pipes are the first thing we would ask about

A house built in 1950 or 1951 that still has its original water supply pipe is running on 75-year-old plumbing. Houses of that era in Southern California were commonly plumbed with galvanized steel, which rusts from the inside out. The early signs are low pressure at one fixture, brown water after the house sits for a few days, and pinhole leaks at threaded joints.

Many Hastings Ranch houses have been partly or fully repiped by now, and plenty of owners do not know which they have. The quick check: look at the pipe where it enters the water heater or comes out of the wall under a sink. Dull gray with threaded fittings usually means galvanized; copper or colored plastic (PEX) means someone has already done the work. If it is galvanized, our plumbing team can tell you how much is left and whether a partial repair makes sense. While you are at the water heater, it is worth reading our notes on what a water heater replacement involves in Pasadena, because the two jobs are often cheaper done together.

The electrical was sized for a 1950 household

A 1950 tract house was wired for a refrigerator, a few lamps, and maybe a television. It was not wired for a home office, an induction range, a mini-split, and an EV charger. Ungrounded two-prong outlets, few kitchen circuits, and no GFCI protection near water are common in houses that have not had electrical updates.

Hastings Ranch has its own reason to care about this. Upper Hastings has decorated for the holidays since 1957, and plenty of houses run extension cords through windows and from garage outlets every December. Our view: if your outside outlets are not GFCI-protected and on a circuit you know, fix that in October, not on December 20th when the inflatable trips the breaker for the bathroom. Our electrical service handles outlet and GFCI upgrades; anything involving the panel or new service is a job for a licensed electrician, and we will tell you when it crosses that line. If you are only swapping a worn outlet, our walk-through on replacing a malfunctioning outlet covers what is safe to do yourself. If you are hosting family that month too, our week-before-guests repair list covers the other things that tend to fail in front of company.

Windows and sliders: the original metal frames

Post-war ranch houses in the San Gabriel Valley were typically built with steel or early aluminum windows and sliding glass doors to the back patio. Steel casements can usually be repaired. They rust at the bottom rail and the operators wear, but the frames are sturdy. Early aluminum sliders are harder: the tracks wear, the rollers flatten, and the single pane does little against summer heat.

We have written separately about sliding glass door roller and track repair. For windows, the reasoning in our repair-or-replace guide for original windows mostly carries over. Hastings Ranch is not a landmark district, so you have more freedom than a Bungalow Heaven owner, but permits still apply to replacement windows. Check with the Pasadena Permit Center before ordering.

The attic is shallow and probably under-insulated

Low-pitched ranch roofs mean low attics. That made them cheap to build and makes them unpleasant to work in, so they tend to get ignored. Many still have whatever insulation went in originally, compressed to a fraction of its depth after 75 summers. In a neighborhood that sits against the foothills and gets real heat in August and September, that is a comfort problem and a power-bill problem. Our attic insulation guide covers how to check depth. A whole-house fan also works well in these houses because the evenings cool down near the mountains.

Upper Hastings after the Eaton Fire

The January 2025 Eaton Fire damaged or destroyed more than 70 homes in Upper Hastings Ranch, and many houses that did not burn took smoke and ash damage. Rebuilds are their own process. For the houses still standing, the leftover work is often small and easy to put off: vents that were never screened, ash that got into the attic, stained ceilings, gutters full of debris, and fences or wood trim that scorched but did not burn.

The vent and gutter work belongs in the same conversation as our wildfire home-hardening checklist. Smoke-stained ceilings and walls usually need a stain-blocking primer before any interior painting will hold up; regular paint over smoke residue tends to bleed through within months. Damaged wood fences are worth replacing near the house, where a burning fence leads fire straight to the wall.

Where we think owners spend in the wrong order

A common pattern in mid-century houses is cosmetic work first and infrastructure later: new flooring, then a pipe leak under that flooring a year later. A new kitchen, then a breaker that trips whenever the microwave and toaster run together. Our opinion, for a Hastings Ranch house you plan to keep:

  1. Know what pipe you have, and replace galvanized before doing floors or walls.
  2. Add GFCI protection and sort out overloaded circuits before adding appliances.
  3. Screen vents and clear gutters before fire season. In the foothills that means before October winds, not after.
  4. Insulate the attic.
  5. Then do windows, paint, and flooring.

None of this is glamorous. It is the order that keeps you from paying twice.

If you are not sure where your house stands

Our home maintenance visits are a reasonable way to get a list: a craftsman walks the house, checks the pipe, outlets, vents, and attic access, and tells you what is urgent and what can wait. If you are planning to stay long term, single-story ranch houses are well suited to aging-in-place changes like grab bars, lever handles, and a curbless shower, and those are easiest to add while other work is already happening.

Questions Hastings Ranch owners ask

When were the houses in Hastings Ranch built?

Most were built in 1950 and 1951 by Coronet Homes from designs by architect Edward H. Fickett: about 600 in Lower Hastings, 480 in Middle Hastings, and 800 in Upper Hastings.

How do I tell if my Hastings Ranch house still has galvanized pipe?

Look where the pipe enters the water heater or leaves the wall under a sink. Dull gray pipe with threaded fittings is usually galvanized steel. Copper or colored plastic means it has already been replaced.

Do I need a permit to replace windows in Hastings Ranch?

Hastings Ranch is not a landmark district like Bungalow Heaven, but replacement windows still generally need a building permit. Check with the Pasadena Permit Center before ordering.

My Upper Hastings house did not burn in the Eaton Fire. What should I still check?

Attic vents and screening, ash in the attic, smoke-stained ceilings (which need a stain-blocking primer before paint), gutters, and scorched wood fences or trim near the house.
