Age Matters
It’s impossible to predict just how much maintenance and what kind of repairs your home will need in the future. However, one factor that can be a big influence is age. The 1% Rule

The idea is simple: determine the value of your home and set aside 1% of this value every year for upkeep. This is a good rule to help you get started, but it can be prone to changes in the market price.
Square-Foot Rule
This one is a variation of the 1% rule but the main concept is generally similar. For every square-foot of your home, set aside $1 per year. For example, a 2,000 square-foot home would need approximately about $2,000 in maintenance costs for that one year. Of course this has the same drawbacks as the 1% rule in that it’s vulnerable to market price fluctuations. However, for the most part, you can expect the ups and downs to average out.
